The whole point of placing your home on the market is to sell it, but how do you know when the offer is right?

There are so many emotions involved when it comes to selling your home; you might be anxious about a move to a new neighborhood or a new city, there can be a strong emotional connection to your current home if that’s where you started your family and there’s several other things that you’ll probably be feeling during this time. Because of these feelings it’s not always easy to hear feedback about how your home shows or it might be hurtful if you receive what seems to be a low-ball offer. This is one of the reasons to hire a good Realtor. We are a neutral third party that can receive the information and look at all the facts without any emotional attachment.

When determining what’s a good offer you have to look at several factors. Of course price is going to be one of the first items to look at in the offer. However, you also need to pay close attention to whether or not the buyer is asking for you to help pay for closing costs, pre-paids, home warranties, etc. Do they have a contingency on the successful sale and closing on their home written into the offer? This is a very important thing to consider! Are they asking for an extended closing? All of these are things to consider when preparing to negotiate an offer and are all things I can help you navigate.

There are a number of people who think they can sell their home by placing a For Sale by Owner sign in the yard, maybe sign up with a For Sale by Owner website, and their house will fly off the market. Most of these people end up being sadly mistaken. Now, I’m not saying that no one has ever successfully sold their home on their own, but in today’s competitive market a Realtor’s expertise is needed more than ever.

A Realtor is crucial for many reasons, with one the largest being the marketing of the home. I am continuously evolving my marketing techniques, seeing what trends are producing results and tracking what advertising is netting the most results. I’m sure it will be no surprise to many of you that the Internet is the greatest marketing tool currently available for home sellers. Statistics show that 80% of home buyers start their search online, so you want to be easily found! Here are just a few of the sites you can find your home on if you list with me:

2. LBAR.com – The multiple listing service for the Central Kentucky area

5. Active Rain – A great social networking site for Realtors. Many agents use this site when working with clients who will be relocating.

And this is just the beginning!

Another great marketing tool I can offer is the use of an 888# on your sign in your front yard. There will be an 888# for passers by to call with an extension, when the prospective buyer calls the number and enters your extension, they will hear a recorded description of your home. They then have the option to direct call me for any further questions they may have. Once they’ve made the call to the 888#, I am alerted with a text message and an email about the call and I’m given the number they called from. I then call the person back almost immediately, many times still catching them sitting in front of your house! This is a great way to follow up with interested callers and get a showing scheduled on your home.

Pictures and virtual tours are another important part of marketing. Buyers want to be able to “experience” your home before they ever leave theirs. I take my time and make sure to photograph each room from multiple angles, giving the buyer a chance to see everything the room has to offer. I complete a virtual tour on all my listings, which really gives the buyer a chance to “stroll” through your home from the comfort of their living room.

Every seller wants to get the most money possible for their home, and every buyer wants to get the most house for the least amount of money possible. So where’s the middle ground? Home selling is part science, part marketing, part negotiation and part art. Unlike math where 2 + 2 always equals 4, in real estate there is no certain conclusion. All transactions are different, and because of this, you should do as much as possible to prepare your home for sale and engage the Realtor you feel is best able to sell your home.

In considering home values, several factors are important:

Sale prices are a product of supply and demand. We’ve all heard on the news that today is a buyer’s market, and that simply means that there are more houses on the market than there are ready, willing and able buyers. Since this is the case, you need to be priced to outshine your competition.

Your needs will also impact what price to go with. If you NEED to sell quickly a lower price would probably be the best route to go. If however, you don’t have a strong need to sell, you will have more market strength and can likely go on with a higher price.

One of the most important thing to remember when selling your house is that the price is not based on what you “need”. I’ve heard people say “I must sell for $200,000 because I took a second mortgage out and I need to be able to pay that off.” and sadly, buyers don’t care what you need to pay off. Think as a buyer. Once your house is sold and you’re ready to buy your next one, are you going to be willing to pay an extra $20,000 on a house simply because the seller needs it? No, you’re going to be willing to pay what the market says the home is currently worth.

The sale price is the not the whole deal. You may have a buyer come along who offers you the full asking price, let’s just say that was $100,000. Yay! But wait, that may not be the end of the offer. He also wants you to pay $5,000 towards closing costs, pay a discount point to buy down their interest rate and leave all appliances…when you only planned on leaving the dishwasher and range. So here’s what happens to that $100,000.

$100,000 – Offered
(5,000) – Closing Costs
(1,000) – Discount Point
(1,500) – Cost to replace the refrigerator & microwave they want you to leave
________
$92,500


So what seemed like a full asking price would really only get you $92,500.

This is one of the most crucial factors a Realtor will help with. Every day I check to see what is new on the market, what has gone under contract and what has sold and for how much. This is the type of information you will need to price your home, and you need a Realtor to find out this information.

Bed unmade. Dirty dishes in the sink from that midnight snack. Toys piled in the corner of the living room. Closets busting at the seams.


This could describe any of hundreds of home in your area. And really, who cares if your closets are stuffed full, your company’s not going to be going through your closets. However, once you decide to put your house on the market all bets are off. Potential buyers will be opening closets, kitchen and bathroom drawers, pantries and anything that will display another part of the home. So once you’ve decided that it is the time to sell your home, you MUST de-clutter everything possible! This means having no piles of bills, mail or anything else laying around. Taking out over sized furniture. Minimal knick-knacks displayed around the house and maybe taking down a few of the family/personal photos. Rent a storage unit if necessary, just get it out of the house! You want the buyers to come through and look at the house not at what you have in the house.
*TIP: If you’ve had someone call and schedule a last minute showing (and yes, this will happen!) and you have a few items out that you don’t have time to put in their proper location, throw them in the empty washer or dryer. People aren’t going to be opening them, unless of course you’re including them in the sale of the house, then just put the items where they belong!

As you walk into your home every day you probably don’t even notice the scratched up wall or the doorbell that doesn’t currently work…but buyer’s will. True, paint is cheap, and you might think that the buyer could just paint once they move in, and they might. First, however, you have to make them want to move in! A new coat of paint does wonders for a house! The whole goal is to make your home look as clean and move-in ready as possible. Remember to use neutral colors so you can appeal to the majority.
*TIP: Visit a model home of a local builder to see how they have their home staged. They usually hire professionals that provide this service for them, so go be nosey and get some great ideas for FREE!


For the little repairs around the house, FIX THEM! If a buyer walks up and notices the ripped window screen, the broken doorbell, the loose door knob…they’re going to think you haven’t taken care of anything in your home. Meaning one of two things: 1 – They’re probably not going to bother writing an offer because they’re afraid of what else you’ve let go, or 2 – If they do write an offer it will probably be lower than what you’re hoping for because the appearance of the home has been de-valued because of the repairs needing to be done.

Not to neglect the sellers we have out there, I thought it was time to run a series on the process of selling your home. Over the next week I will detail out a different step in the home selling process. With the market as it is today, it’s even more important to have good representation, a good price and a home that shows well.

The first thing you need to do is decide if you are really ready to sell your home. Sure, the idea of selling may be appealing, but are you ready to live in a manner where your home is “show ready” in a moment’s notice? Are you ready to have your nightly routine interrupted by potential buyer’s looking at your home? Are you ready to look at your home through buyer’s eyes and see the flaws that are there and try to correct them? Selling can be a stressful process, so you need to make sure you’re ready.

Also, ask yourself why you want to sell. Are you being relocated for a new job? Have you outgrown your current home? Or maybe you notice your job isn’t as secure as you had hoped and want to downsize. Whatever the reason, remember that today’s market is not the type where you can just throw a listing up on the MLS for what you feel it’s worth and just wait and see what happens. Your reason for selling can impact the negotiating process so it’s important to discuss your needs and wants in private with the Realtor who lists your home.

Speaking of a Realtor, now is the time to decide who you want to list your home with. As a seller, you need someone who will represent your best interest and who can bring a great marketing plan to the table. Remember, most buyers find their home online first, so you want someone who can offer a great Internet marketing plan. I also take multiple pictures of different angles of the rooms so the potential buyer can really get a feel for the home before they ever set foot in your house.
